Rain is a fact of life and working around rain is a fact of professional soft washing life.
Ideally a surface treated with Bio Cleanze should be allowed to fully dry before the onset of rain. But of course we do not live in an ideal world and this is not always practical.
Fortunately, the chemical nature of Bio Cleanze means that it can penetrate even deeper than water can when applied to porous surfaces.
So our approach is to try to allow at least a couple of hours before it rains. This short time is most effective on very porous surfaces because Bio Cleanze soaks in quickly. But this is not ideal and a longer activation time is optimal.
That said, we've still obtained acceptable results even when there's been a light rain shower after only 30 minutes. This is because the product will have done the majority of its job by killing the biofilm, which will be dead after around 30 minutes.
If it rains during or immediately after giving a treatment, wait for the rain to pass and then re-apply with a slightly stronger mix to allow for dilution by the rain.
There's no need to let the surface completely dry out before the second application as the combined strength of the two applications will be sufficient.
The above assumes the rain is not torrential, in which case it would be best to leave the job and come back when it is dry.
We've found that in actual practice this is rarely a problem. By checking the weather forecast, keeping an eye on the sky, and trusting your intuitive "weather nose" you will avoid the majority of rain stopped play events.
The minimum time for Bio Cleanze to activate effectively is 30 minutes to 2 hours, depending on ambient temperature and degree of colonisation. In warmer temperatures the product becomes more reactive which means it kills the biofilm faster.
Quick tip: Bio Cleanze can be applied at up to 20:1 dilution but if children or animals will walk on the surface limit it to 50:1 and ensure the surface is completely dry before they are allowed on it.
