Soft washing in hot weather


Knowing how to deal with soft washing "boil-off" on a hot day is an important and skilful facet of highly effective soft washing.

A summer heatwave brings several challenges to soft washing contractors, one of which is the change it makes to the chemical properties of softwash cleaning products.

High temperatures make Benz Lightning Cleanze biocide and Benz Bio Cleanze biocide more reactive (i.e. increases their strength). So it’s a good idea to increase the level of dilution on very hot days.


On most jobs there will be elevations that are cooler than others. So it can be best to use softwash chemicals at normal strength on the cooler elevations; and pre-wet the hotter elevations, which will, as well as cooling the surface, effectively increase the level of dilution.

In conditions of extreme heat, when rapid boil-off can be a serious problem, it's advisable to have someone pre-wetting surfaces immediately prior to treating them.

Quick tips:

1) Spray hot areas, roofs especially, to cool them down prior to giving a soft wash treatment.

2) Working small areas at a time is another excellent strategy for coping with boil-off.

3) Whenever possible, apply on cooler days and cooler times of the day: in the early morning and late afternoon.

4) When applying Lightning Cleanze, a useful approach can be to first apply at half strength, then gradually increase the strength as you get real-time experience on a specific contract.
